Its business activities are organized into three principal divisions: Multi-family Mortgage Banking, Mortgage Warehousing, and Banking. The Multi-family Mortgage Banking segment focuses on the origination and servicing of government-backed mortgage loans for multi-family housing developments and healthcare institutions. This division also crafts bespoke loan products tailored for independent living, assisted living, memory care, and skilled nursing projects. Furthermore, it acts as a syndicator for both low-income housing tax credit and debt funds. Within the Mortgage Warehousing segment, the company finances agency-eligible residential loans, managing their initial creation, purchase, and subsequent sale in the secondary market. This segment also provides commercial loan facilities to non-depository financial institutions. The Banking segment offers a wide array of financial products and services to both individual consumers and business clients. These include various deposit accounts, as well as a diverse loan portfolio covering multi-family construction and bridge financing, commercial real estate, commercial and industrial ventures, agriculture, residential mortgages, and consumer loans. Additionally, this segment provides single-family mortgage lending, financing for construction, bridge, and lot acquisition, first-lien home equity lines of credit, and lending products and services supported by the Small Business Administration. Merchants Bancorp was founded in 1990 and its corporate headquarters are situated in Carmel, Indiana.
